How Gulf Investors Buy Equestrian Estates in France

A practical route for GCC-based buyers: ownership structures, the notaire, SAFER, management of an absentee-owned farm — and where to look beyond Normandy.

Gulf ownership is an established part of French equestrian life: racing and breeding operations from the UAE, Qatar and Saudi Arabia have run French studs and strings for decades, and endurance — the discipline closest to the region’s heritage — has one of its European centres in France. For a GCC-based family office or private investor considering an equestrian estate here, the route is well-trodden. This is how it works in practice.

Ownership: direct or structured

France places no nationality restrictions on real estate. GCC nationals and companies can buy directly; many choose a French holding structure (commonly an SCI) for succession and management reasons. Which structure fits your situation is a matter for your own legal and tax advisers — decide it before signing the preliminary contract, because changing buyer identity mid-transaction is costly.

The three French particularities

  • The notaire: a state-appointed neutral who verifies title and closes the deed. Several months between agreement and closing are normal.
  • SAFER: sales of agricultural land are notified to a public body with a pre-emption right. Professionally prepared equestrian transactions complete routinely, but the step belongs in the timeline from day one.
  • DPE: the French energy certificate for dwellings on the property.

The absentee-owner question

The estates that work for international owners share one feature: they run without the owner present. That means staff housing on the property, a resident manager, professional infrastructure that does not depend on improvisation — and documented permits for every commercial activity.
